Steps of an Inspection

  • Decide to Sell/Purchase a Home/Property
  • Research and Contact a Qualified Home Inspector 
  • Schedule a Home Inspection
  • Complete and return the Pre-Inspection Agreement
    • This defines the scope of the inspection, pricing, and approximate length of time of the inspection
    • Denotes the standards used when conducting the inspection and report
    • Communicates expectation for report delivery
  • Reminder to Seller to secure pets, turn off alarms, and remove obstructions from major components
  • Inspection Occurs - complete visual inspection of exterior and interior  (We strongly encourage our clients to join us for at least the last 45 minutes of the inspection for an onsite discussion)
  • Report is compiled with photos and items which are denoted as Acceptable, Marginal, and Repair/Replace

What a Home Inspector Isn't

A quality home inspector, following a strict code of ethics, does not:
  • Offer to repair any items
  • Predict the remaining life of a system/component
  • Receive referral fees
  • Comment on the market value
  • Perform code inspections
